A former brickworks, quarry and tip site, this 20-hectare property was bought by Frasers Property to develop a large residential precinct and shopping centre.
Urban Neighbourhoods was brought in to provide specialist technical skills during the remediation, master planning and bulk earthworks stage, so Frasers could create a sustainable master-planned community.
The site required 500,000m3 of fill to be placed up to 25m in depth, with the on-site contaminated material cleaned and buried some 25m deep at the base of the quarry. The filling was placed in a controlled and measured manner, to establish a solid foundation base for the shopping centre and 1,000 houses.
Development Director Services
Urban Neighbourhoods provided client-side Development Director services. We provided advice to the General Manager on the feasibility, due diligence and concept planning of the development as well as advising on and managing the 2-year site remediation process.
Specific services provided included strategic advice and management of:
diligence, concept planning for the site
strategy and advice
leading the environmental, civil and infrastructure teams
board and management reporting
development of in-house teams
executing the approved remediation strategy
management and delivery of the construction, demolition, environmental, geotechnical, filling and audit processes.
Team and system development
Urban Neighbourhoods also managed project workshops functions and managed navigating for the technical, architectural and planning teams. For future stages we developed and created new systems processes for handover to the internal development team, thus ensuring their knowledge capture and systems design were retained in-house.
Complexity of remediation
Burwood Brickworks was the site of a former brickyard, quarry and rubbish tip. The buildings, soil and groundwater were heavily contaminated by the brick kilns and former manufacturing processes on the site.
Burwood Brickworks had been abandoned for over 20 years and had also been the subject of considerable resident and council concern, with the site in a state of disrepair.
The site required significant demolition and remediation, including a 2-year clean up and filling process before the development could proceed.
Urban Neighbourhoods successfully managed and delivered on a highly complex outcome with project, audit and geotechnical approval for a master-planned community.
The site sustainability benchmarks were industry-leading – all treated and remediated approved materials remained on site, and were compacted and buried 25m below the final ground level.
This set the bar for the housing and shopping centre sustainability benchmarks, as the site had effectively 100% treated and cleaned the material to be kept and recycled on site, thus avoiding land fill, transportation and disposal.
